Assistant Manager, Leasing Agent –
Heritage Village Apartments. Campbell, CA

Managed overall operation of property. Collected Rents, determined unit pricing, verified all property invoices, made timely bank deposits and payments, served all necessary legal notices, settled disputes between tenants, leased available units, screened potential tenants, credit and other references.  Prepared and tracked all advertising determined and supervised capital improvements. Supervised property maintenance and all repairs, monitored buildings and landscaping.

As a private consultation. – Developed Marketing, Web Site, and Resident Documentation. Evaluated Policies and Procedures, Unit Pricing and Increases, Unit Upgrades. Consolidated and computerized resident and property information. Implemented Resident Fitness Center Program.


Property Management
After selling my Clinical and Commercial Massage Services I completed several consulting projects  and eventually accepted the official position of Assistant Community Manager.

In this section I have compiled some basic information based on my experiences in the field.  This is designed to be a simple reference for readers interested in the profession.


In 2006 I took on a position as the Assistant Property Manager at Heritage Village Apartments in Campbell which is a 143 unit property.  

My basic responsibilities included, leasing and marketing vacancies; collecting and posting rents; serving tenants notices; moving tenants in and out; scheduling maintenance; and solving resident issues positively.

My primary responsibility was is to improve the overall property.  This included evaluating rent increases/decreases and new pricing, determining unit improvements vs cost/profit, improving resident services, community relations, and acting in place of the manager for up to a month at a time.

As an example of my impact; we  added several resident services programs on the property which included special discounts at local business'.  Special gym memberships and newsletters to bring the community together.

I enjoy all aspect of apartment management whether it be taking in rent and serving notices, handling tenants’ problems, turning over vacant units, or helping determine improvements to the property.  Since I tend to take ownership of problems, and believe in proactively over reactivity my previous experience in the hotel industry became a key advantage as there are many direct similarities although at a much different pace.

Basic Job Description:

  • collect scheduled rents promptly when due
  • verify and pay all property invoices

  • monitor building maintenance with frequent on-site visits
  • supervise property maintenance and all repairs
  • generate monthly financial statements

  • represent property owner's interests at Rent Board hearings
  • represent property owner's interests at other municipal hearings
  • supervise capital improvements

What I really do:

  • Anything that needs to be done.
  • Decorate, Tile floors, paint, landscape, make improvements
  • Create a new resident culture
  • Protect and Serve, night security, resident services, lockouts, maintenance emergencies, community events
  • Serve cocktails by the pool, cater events and parties, give gifts on holidays
  • Make people happy!!

Consolidated and computerized resident and property information, and finally Implemented Resident Fitness Center Program.  This project took several months and as it neared completion I was informed that the Community Manager would be taking a 2 month leave.  With my understanding of the property I was a good choice to fill the position and now work in the position of Assistant co-supervising the overall operation of the residential portion of the property.
Job Description:
The Assistant Manager is a vital role in the community. This position is responsible for assisting reports and collection of rents. The Assistant Manager provides quality customer service to the apartment community. This position is responsible for insuring the efficient financial and administrative operation of the property under the direction of the Property Manager.
Job Summary:
•Operate as acting Property Manager in the absence of the Property Manager.

•Assist with all reports including posting rents, collecting delinquent rent, filing evictions, posting bills and handling lease renewals. Manage Accounts Receivable, Accounts Payable and Budgets.

•Assist with creative ideas on how to generate traffic and obtain resident retention.

•Lease apartments that are currently vacant or will be in the future. Secure lease renewals from existing residents. Ensure the community generates a satisfactory cash flow.

•Balance all resident ledgers and reports. Make daily deposits to the bank.

•Verify status of vacant units to confirm that all units are ready to lease and inspect all pre-leased apartments prior to the resident’s scheduled move-in.
