What To Know About Accepting Rental Applications

Important to knowA landlord/manager should always require every adult who will live in a rental unit to fill out a rental application. 

It's important that any information provided on an application be verified by the owner or manager to ensure its truth and accuracy. You also need to verify that the application is complete and use only rental applications that are legally correct (don't just make up your own form) as there are certain questions that can't be asked and others that may be important in select situations. It is very important to complete and keep on file a Signed Rental Application, Rental Applicant Reference Form, and Employment Verification form to help collect the necessary information to process a rental application.

Abandonment

When a resident abandons the rental unit and/or their personal possessions, the property owner must follow specific notice and waiting periods outlined under your states law. My experience is based on California's laws and my suggestion is: When moving forward with the sale of a former tenantís personal property, always consult legal counsel first.
